  • The Solution: Inspect the rubber seals along the perimeter. If they are cracked or flattened, peel them out and press in high-grade replacement rubber gaskets. Adjust the hinge pin tension to draw the door sash closer to the frame rebate.
2. Door Sagging and Difficulty Opening or Closing

  • The Solution: Clear dirt, leaves, and debris from the concealed drainage slots at the base of the outer frame using a thin brush or vacuum. Re-caulk the exterior masonry joint with high-modulus neutral-cure silicone sealant.
4. Malfunctioning Multi-Point Locking Mechanisms
When the door handle feels stiff, refuses to lift upward, or the key cylinder turns with a gritty feel, the internal locking gearbox or shooting bolts are failing to engage.
  • Root Cause: Frame misalignments prevent the locking hooks and rollers from aligning cleanly with the frame keep plates. Forcing the handle under misalignment can strip internal gearbox gears.
  • The Solution: Do not force a stiff handle. Open the door and test the lock mechanism while open. If it operates smoothly when open, re-align the strike plates (keeps) on the frame using a screwdriver to accommodate the door's position. Apply a light coating of PTFE dry lubricant spray to all moving latch points.

  • Bi-Annual Lubrication: Spray all multi-point locking hooks, roller cams, key cylinders, and stainless steel hinges with non-resinous silicone or PTFE lubricant.
  • Track and Seal Cleaning: Wipe down rubber weather gaskets with warm soapy water to keep them supple, and clean dust out of frame rebates.
  • Hinge Screw Inspection: Check that frame mounting screws remain tight to prevent the heavy door leaf from pulling away from the wall.
